Dhaka has discovery. The missing proof is dependable execution: a clean record, a named owner, a document path and a collection rule that works beyond a listing. A managed workflow is one testable option, not a conclusion settled by foreign examples.

Keep portal, managed brokerage, new-home distribution and service shapes live until a payer and collection event are proven. Select one narrow lane with human owners and explicit document checks.

Make the record measurable

Track lead source, stage, inspection, promise, close, commission and collection separately. A small clean dataset is more useful than a large directory.

03Defer

Defer capital-heavy promises

Do not begin with iBuying, a national index, a neutral marketplace or a super-app. Each needs evidence and infrastructure not yet established here.

The payer is the plot.

The transferable lesson is a mechanism, not a company shape. A professional payer, a field workflow, a financing partner and a parent-backed channel create different obligations.

2024 net revenue was RMB93.5bn and GTV was RMB3,349.4bn. New-home transaction-service revenue was RMB33.653bn, with RMB8.349bn of reported contribution after defined variable costs.

What has to be rebuilt locally

Bangladesh would need a small, written role and fee system that survives an offline closing before a national network claim is responsible.

The vocabulary guardrail

Words that keep the comparison honest.

These definitions travel with the source trail. They stop a market signal becoming a closing price, a pilot becoming adoption, or a funding round becoming a return.

GTV
Gross transaction value, usually the value of transactions facilitated or recorded; it is not company revenue.
Revenue
The amount recognised under the company's accounting policy; the payer, timing and gross or net presentation matter.
Contribution
A defined management measure after selected variable costs; it is not automatically operating profit.
Adoption
Use by the intended people or organisations under a stated denominator; a pilot, visit or download is not automatically adoption.
Verification
A bounded check with a source, date, identifier, responsible party and correction or liability boundary.
Transfer test
The next local evidence that would show whether a mechanism can work under Bangladesh's records, rules, density and payer conditions.

Presentation boundary

The evidence is broad enough to frame a test, not to declare a winner.
